"The design of the subdivision or the type of improvements <br /> will not conflict with easements, acquired by the public at <br /> large, for access through or use of property within the pro- <br /> posed subdivision. " <br /> This finding can be made because access easements have been <br /> included in the subdivision design to meet the public need. <br /> 8 . "Any land or improvements to be dedicated to the County are <br /> consistent with the General Plan. " <br /> This finding can be made because appropriate dedications <br /> for public streets and storm drainage facilities have been <br /> proposed which provide for area circulation. <br /> 9 . "The design of the subdivision provides, to the greatest <br /> extent feasible, for the future passive or natural heating <br /> opportunities in the subdivision. " <br /> ° This finding can be made because the majority of the <br /> streets are oriented in an east-west direction, thereby <br /> maximizing solar access to the subdivision lots. <br /> PROJECT DESCRIPTION <br /> The proposed project is to divide five existing parcels totaling <br /> 8 . 08 acres into 36 residential lots . Five of the lots are pro- <br /> posed for duplex units which will result in 31 single-family <br /> dwellings and 10 duplex units (41 total dwelling units) . The <br /> lots are proposed to conform with the RI-U (Residential , <br /> Single-Family Urban) zoning district with a 6 , 000-square-foot <br /> minimum lot size for single-family dwellings and a 10,000-square- <br /> foot minimum lot size for duplex units . The overall project den- <br /> sity is 5 . 1 dwelling units per gross acre, which is consistent <br /> with the Low Density Residential General Plan density of two to <br /> six units per gross acre. <br />
