Item No . <br /> PC : 7-2-87 <br /> SU-87-12 <br /> Page 3 <br /> Public streets are proposed to serve the subdivision, with Avon <br /> Street as the primary access from Lathrop Road. Avon Street is <br /> designed to align with existing Avon Street north of Lathrop Road <br /> and to connect to Avon Street on the south in conjunction with <br /> the recently approved Wildflower Estates subdivision. Additional <br /> access to the east will be provided by the future extension of <br /> Jonquil Drive to Wildflower Estates and the stubbing out of <br /> Sunrise Place . Two duplex lots and one single-family lot will <br /> access from a short cul-de-sac street opposite Sunrise Place <br /> (refer to Tentative Map) . <br /> In conformance with the Lathrop Road Specific Road Plan, the <br /> right-of-way for Lathrop Road is 84 feet. No additional right- <br /> of-way will be required for this subdivision. Subdivision <br /> streets are proposed for 50-foot-wide rights-of-way with <br /> 32-foot-wide paved sections and curb, gutter , and sidewalk on <br /> each side. <br /> Public services are proposed to be provided by the Lathrop County <br /> Water District for water and sanitary sewer, County Service Area <br /> No. 4 for storm drainage, and Pacific Gas & Electric Company for <br /> electrical power and natural gas . Fire protection is to be pro- <br /> vided by the Manteca-Lathrop Fire District, with police protec- <br /> tion by the San Joaquin County Sheriff ' s Department . The project <br /> site is within the Manteca Unified School District . <br />
