Item No. <br /> PC : 7-2-87 <br /> SU-87-12 <br /> Page 8 <br /> RECOMMENDED CONDITIONS OF APPROVAL <br /> All of the following conditions shall be met prior to Final Map <br /> recordation unless otherwise specified: <br /> 1 . Planning Division: <br /> a. The floor level of all residential structures shall be <br /> raised to one foot above the 100-year flood elevation, as <br /> indicated by the best available information. <br /> b. In lieu of conveyance of park land to the County, as <br /> prescribed in Section 9-9261 of the Planning Title, the <br /> developer shall contribute fees of equivalent value as <br /> defined in Section 9-9264 . Arrangements for the payment <br /> of said fees shall be approved by County Counsel . <br /> c . A noise reduction barrier shall be constructed along the <br /> north property line of the subdivision fronting on Lathrop <br /> Road. The noise barrier shall reduce the noise level at <br /> the property line to 65 db, Ldn (decibels, day-night <br /> average level) . <br /> 2 . Department of Public Works : <br /> a. All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the County of <br /> San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department <br /> of Public Works prior to approval of the Final Map. <br /> b. If improvements referred to herein are not completed prior <br /> to the approval of the Final Map, the subdivider shall <br /> execute an agreement with the County of San Joaquin which <br /> will insure the completion of improvements within one ( 1) <br /> year after filing the Final Map. <br /> c . The subdivider shall agree to and shall pay service fees <br /> for the utility services from the time the improvements <br /> are accepted by the County to the end of the Fiscal Year, <br /> or up to a one ( 1 ) year period, as the case may be . <br /> d. All interior streets within the subdivision shall be dedi- <br /> cated and improved in conformance with the standard of a <br /> 50-foot right-of-way urban street . <br /> e. Lathrop Road shall be dedicated and fully improved on the <br /> subdivided side to half of an 84-foot right-of-way in <br /> accordance with the adopted Lathrop Specific Road Plan. <br />
