The proposed flood eleva- <br /> tion is 17 . 0 feet, while the project site is 15 . 5 feet in ele- <br /> vation. If the official maps indicate that the property is <br /> subject to a 100-year flood, the floor level of each structure <br /> must be raised one foot above the 100-year flood elevation. A <br /> condition of approval to address this issue has been developed. <br /> ENVIRONMENTAL CONSIDERATIONS : <br /> The Sunset Manor project is one of several residential pro- <br /> jects proposed for the Lathrop area. Cumulative environmental <br /> effects may result from these projects, especially traffic cir- <br /> culation, public services, and facilities . Based on the size of <br /> this project, significant environmental effects are not expected <br /> to occur . <br /> An Initial Study was prepared on June 5 , 1987 , and no significant <br /> environmental effects were identified. Based on the Initial <br /> Study, a Negative Declaration has been prepared for the Planning <br /> Commission' s consideration. <br />
