Within urban areas, a neighborhood may be <br /> designated as residential zone R1-U if it is served by <br /> public water supply, sanitary sewer system, and other faci- <br /> lities and services that may be deemed necessary by the <br /> Planning Commission in order to fulfill the purpose and <br /> intent of the ordinance . . . " <br /> All of the above services and facilities are or can be made <br /> available from existing community districts or can be placed as <br /> conditions on later permit approvals. <br /> FACILITIES/SERVICES : <br /> Water • <br /> The project is within the Lathrop County Water District . Those <br /> parcels of land not already served by the water district can be <br /> served by the district . <br /> Sewer : <br /> The Lathrop County Water District is: in the process of <br /> constructing sanitary sewage facilities that will connect to <br /> the City of Manteca Wastewater Quality Control Facility. <br /> Construction will be completed about August 1987 . This project <br /> area will be served by this system. <br /> Preliminary information from the Lathrop County Water District <br /> indicates that sewer allotment for this project is approximately <br /> 4. 5 lots per acre for unsewered, undeveloped residential lands . <br /> This capacity and the R1-U zona will allow the subdivider maxi- <br /> mum flexibility. <br /> Drainage • <br /> County Service Area 4 (Zones A, B, and C) provides terminal <br /> drainage to the community of Lathrop. The project site is in <br /> Zone C. The terminal drainage is now being constructed and is <br /> nearly complete. <br /> Land Use : <br /> The new preliminary Federal Floor Maps show that this area is <br /> subject to the 100-year flood. The 100-year flood elevation is <br /> 16. 5 N.G .V.D. Any future development will need to meet <br /> Planning Code flood regulations. <br /> i <br />
