CONDITIONS OF APPROVAL <br /> MS-92-0206 <br /> Stephen Rappos <br /> Unless otherwise specified, all Conditions 'of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been f iled with and accepted by the Surveyor' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION <br /> (a) Parcel 1 and the remainder shall each have a minimum of <br /> 100 feet of frontage on Clarksdale Road. <br /> 2 . PUBLIC WORKS <br /> (a) A Parcel Map is required. (Development Title section 9- <br /> 915 . 2) <br /> (b) Remainder shall be designated as "Designated Remainder" <br /> on Parcel Map. (Subdivision Map Act Section 66445) <br /> (c) The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $3 , 002 . 00 per single family dwelling unit in the Lodi <br /> area. The fee shall be automatically adjusted July 1 of <br /> each year by the Engineering Construction Cost Index as <br /> published by the Engineering News Record. ) (Resolution <br /> R-90-304 , R-91-1025) <br /> (d) Dedication to result in a 25-foot wide right-of-way from <br /> the centerline of Clarksdale Road to the property line <br /> shall be required across the frontage .of APN 017-090-25 . <br /> (Development Title Section 9-860. 4) <br /> (e) The frontage improvements for Clarksdale Road across <br /> Parcel 1 shall be constructed in conformance with the <br /> standards for one-half of a 50-foot right-of-way rural <br /> road. The construction of the frontage improvements will <br /> be deferred, upon execution by the owner of a Deferred <br /> Frontage and Roadway Improvement Agreement or a Secured <br /> Deferred Frontage and Roadway Improvement Agreement with <br />
