Conditions of Approval <br /> MS-92-0206 <br /> Page 2 <br /> a deposit equivalent to their estimated construction <br /> costs prior to approval of the Parcel Map. (A $250.00 <br /> fee currently is required for processing per Development <br /> Title Table 9-240.2 in addition to a copy of the Grant <br /> Deed, legal description of Parcel 1 and an estimate. The <br /> estimate and legal description shall be prepared by a <br /> Registered Civil Engineer with a typical section drawing <br /> on a form to be supplied by the Public Works Department <br /> and submitted to the Public Works Department for <br /> approval. As an option the Department of Public Works <br /> will prepare the drawing with estimate for an additional <br /> fee of $100. 00. ) (Development Title Section 9-1100.3) <br /> (f) All easement of record shall be shown on the Parcel Map. <br /> (Development Title Section 9-910.20) <br /> (g) Any driveway that exceeds 150 feet in length from any <br /> public roadway shall be improved in accordance with the <br /> requirements of the Uniform Fire Code Section 10. 207, San <br /> Joaquin County Standards F-la, F-lb, F-lc and the <br /> Woodbridge Rural Fire District prior to issuance of the <br /> building permit. (Development Title Section 9-1145.5) <br /> (h) Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. (Subdivision <br /> Map Act Section 66411. 1) <br /> (i) Parcel 1 shall contain a minimum of 2 . 0 acres net. <br /> (Development Title Table 9-310. 3) <br /> 3 . PUBLIC HEALTH SERVICES <br /> (a) A soil suitability study as required by Section 10100 of <br /> the San Joaquin County Development Code must be performed <br /> prior to approval of the Parcel Map indicating that the <br /> area is suitable for septic tank usage. (San Joaquin <br /> Planning County Title Section 10100) <br /> (b) The existing private water wells shall be tested for the <br /> chemical Dibromochloropropane (DBCP) and nitrates prior <br /> to recordation of the Parcel Map. Samples are to be <br /> taken and run by a State-approved lab. (San Joaquin <br /> County Planning Title 9-10100-05) <br /> (c) Construct an individual sewage disposal system(s) under <br /> a permit and inspection by the Environmental Health <br /> Division at the time of development. (San Joaquin County <br /> Ordinance Code Section 5-3003) <br />
