Improvement Standards: All improvements, including but not limited to <br />improvement plans, specifications, and master uffiity plans, shall be in conforn'lance <br />with Community Approvals, including but no[ limited to the Improvement Standards <br />and SpeciFications of the Mountain House Community Services District (MHCSD), <br />the MHCSD Design Manual, master utility plans, and other standards and plans <br />adopted by the MHCSD. These improvement plans and specifications must be <br />approved by the MHCSD. The plan check fees shall be paid with the submittal of <br />the improvement plans, and the field inspection services costs shall be paid to the <br />MHCSD prior to the signing of the improvement plans. If the actual costs exceed <br />the estimated plan check and/or inspection costs, the Developer shall pay the balance <br />within 30 days upon receiving an Invoice from the MHCSD. <br />2. Funding of MHCSD Development -related Services: All development -related <br />services performed by the MHCSD not already funded by other applicable MHCSD <br />funding mechanisms, including special [axes on any development project, will be <br />paid by the Developer at the full cost, including overhead as determined by the <br />MHCSD General Manager, subject to compliance with all applicable nexus laws and <br />existing agreements between the MHCSD and Developer. All Costs incurred by the <br />MHCSD for any development project shall be paid by the Developer in accordance <br />with the MHCSD Development Project Fees £or Deposit and Reimbursement <br />Agreement with the developer. <br />3. All onsite easements and dedications shown on Tentative Plans shall be dedicated <br />to the MHCSD or offer of dedication to the MHCSD shall be recorded. Dedication <br />of public rights-of-way shall be in conformance with the adopted Public Land Equity <br />Program (PEEP). Any easements to be abandoned that belong to Byron Bethany <br />Irrigation District (BBID) shall not be abandoned without prior approval of BBID. <br />4. Digital File: A digital file of the plans shall be submitted to the MHCSD and to the <br />Cotnrnunity Development Departtttent. The digital file format shall be consistent with <br />
