Backflow prevention systems and applicable water meter <br />facilities at the point of connection to the public water system as required by the <br />MHCSD Standards shall also be installed. <br />41 -All water rights shall be dedicated to the MHCSD upon approval of the Improvement <br />Plans - <br />42. Transformers located in the commercial and industrial areas may be placed above <br />ground provided they are aesthetically designed and/or shielded by landscaping <br />subject to MHCSD and MID requirements and with prior written approval. <br />43. Per MHCSD's ordinance, on-site utilities shall be privately maintained. <br />44. Unused storm drain stubs and sewer stubs shall be cut and capped at the property line - <br />45. Unused water stubs shall be cut at the property line and blow -off Installed. <br />46. The Developer shall prepare an SB 221 report to address the Community's potable <br />water supply needs prior to issuance of a Building Permit. <br />Fire Code Compliance: <br />47. Prior to the beginning of the final design of the facility, the Developer shall consulC <br />with Mountain House Fire regarding emergency access to the proposed <br />development- Any requirements for emergency access shall be approved by <br />MHCSD. <br />48. Install Fue hydrants per MHCSD Standazds and State Fue Code. The project shall <br />include on-site fire hydrants - <br />49. All street standazds shall comply with the State of California Fire Code provisions, <br />as interpreted and implemented by the San Joaquin County Fire Marshall and <br />Mountain House Fire Department. <br />Other Obligations and Agreements: <br />50- Stormwater Management Agreement: Prior to the issuance of the first building <br />permit, the Developer shall enter into a Stormwater Management Agreement with <br />MHCSD and pay all fees associated with NPDES. <br />51. MHCSD Impact Fees (CFF and TIF): Prior to issuance of each building permit, the <br />Developer shall comply with the applicable requirements of the most current <br />MHCSD adopted CFF and TIF Ordinances and Fees in effect at the time the building <br />permit is issued - <br />PA -2100287 -Conditions of Approval <br />
