28. Lighting and landscaping shall Follow the design manual and guidelines. <br />29. The sidewalk color along Tradition Street shall be consistent with the approved Town <br />Center Landscape Guidelines. <br />30. The landscaping and any street fumi[ure along Tradition Street, the in[emal roads, <br />alleys and pedestrian connection shall be consistent with the approved Town Center <br />Landscape Guidelines. <br />31. The street lights shall be consistent with the approved Town Center Landscape <br />Guidelines. <br />32. The last 7S of curb on both sides of the noRh end of Tradition Street and Providence <br />Street shall be painted red with 6 -inch black lettering indicating "NO PARKING <br />FIRE LANE" placed every 20 feet_ <br />33. Excess parcels shall be landscaped and maintained by the developer. <br />34. Digital File A digital file of the Final Improvement Plans shall be submitted [o the <br />MHCSD consistent with MHCSD FIIe Forma[ requirements. <br />35. Record Drawings: Record Drawings shall be provided prior to acceptance of the <br />improvements by the MHCSD. <br />Utllit[es: <br />36. The Developer and its contractors shall comply with Ordinance Na. 4162 "Street <br />Opening and Pavement Restoration Regulations." <br />37. Any phased development shall install all utilities required to serve the development. <br />In addiflon, if any future adjacent or nearby phases of the development, or adjacent <br />Neighborhoods, will depend on obtaining service from such utilities, then the utility <br />lines shall be sized to serve these Future developments. <br />38. When public utilities are to be located outside public rights-oF-way but within the <br />project boundary, the Developer shall provide public utility easements for these <br />utilities. The casements shall be shown on all the Improvement Plans. All utilities <br />within private right of way are owned and maintained privately. <br />39. Prior to the submittal of improvement plans for the development, the Developer shall <br />submit to the MHCSD composite schematic plans for in tract storm drains, sanitary <br />sewers, and water distribution facilities. <br />40. Water service -to the common areas, if applicable, shall not begin without notifying <br />MHCSD of the intent to start irrigation.
