Tha aHaMiva data of approval Is August 6, 2022- This approval will expire on February <br />5. 2024, which Is f8 months from the ¢tf¢ctiv¢ dale of approval, unl¢ss (t) all Conditions of Approval <br />hav¢ been complied with, (2) all necessary bulltling permits have been Issued and r¢maln in force, and <br />(3) all necessary p¢rmits from other agencies have been issu¢d and remain in force. <br />Unless otherwise specifi¢d, all Conditions of Approval and ordinanc¢ requirements shall ba fultlllad <br />prior to the establishment of [he use and the issuance of any building permits. Those Conditions <br />followed by a Section Number have been iden[ifi¢d as ordinance raqulr¢m¢nts per[Inant to Thls <br />application. Ordinance r¢quiremants cannot ba modified, and other ordinance requir¢mants may <br />apply. <br />t. COMMUNITY DEVELOPMENT DEPARTMENT (CDDI (Staff Contact: John B. Anderson,468-3260) <br />a. CONSISTENCY: Improvement plans and all subsequ¢nt development and building applications <br />within the boundaries of this project approval shall be reviewed by the Community Development <br />Department and Design Consistency Review Committee (DCRC) and found consistent with [he <br />Mountain House Master Plan, Specific Plan I, Mountain House Development Title, Development <br />Agreement, and other applicable plans, standards and r¢quirements prior to issuance of any <br />discretionary approvals or ministerial permits_ (Development Title Section 9-205.8M(b)) <br />b. BUILDING PERMIT: Submit an "APPLICATION -BUILDING PERMIT'. The Site Plan required as a <br />part of the building permit must be prepared by a registered civil engineer or licensatl architect. This <br />Plan must show drainage, driveway access details including gates, on-site parking, landscaping, <br />signs, existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST" for <br />details). A fee is required for the Sita Plan review. (Development Title Section 9-884) <br />c. APPROVED USE: This approval is fora 272 -unit multi -family residential apartment complex with a <br />detached multi -recreational building as shown on the Site Plans prepared by Bassanian/Lagoni and <br />dated June 20, 2022, modified to include a tot lot rather than an Italianate Gartlen. These era the <br />same plans the Mountain House DRC reviewed and approved on July t5, 2022. The project site is <br />within the Centra/ Mountain House Area of Specific P/an /. (SP1 42. C¢ntral Mountain House). PA — <br />2t 00254 shall become null antl voitl with the approval of PA -22 00287 (SA) <br />tl. SUBSEODENT APPROVALS: All subsequent discretionary and ministerial approvals for the <br />project shall be subject to Design Consistency Review antl shall be consist¢nt with the Mountain <br />Hous¢ Multi -Family Development Design Manual. (Development Title 9-205.M) <br />e. COMMON ARCHITECTURAL THEME: A consistent architacfural theme shall be usetl <br />throughout the project area and implemented through Design Manuals_ Builtlings within the shall <br />b¢ compatible with the common architectural theme designated for Neighborhood F, and shall <br />utilize common forms, details, materials and colors. Tha common theme has been established by <br />Trimark Communities, LLC (Sunchasa Holdings, LLC) and [he theme is Civic Italianat¢. Building <br />tletails such as ¢ntries, columns, articulation of windows, overhangs, trellises, gates, fences, and <br />furnishings, shall ba emphasized as shown on the approved plans prepared by Bassanian/Lagoni <br />and datetl June 24, 2022.
