Via E-Mail <br />January 11, 2022 <br />BGG No. G130.09B <br />Jose Valdovinos <br />Valdovinos Development, Inc. <br />285 South Austin Road <br />Manteca, California 95336 <br />Subject: Soil Suitability Study and Nitrate Loading Study <br />Valley Brothers Transportation Facility <br />285 South Austin Road <br />APN 228-020-480 <br />Manteca, California <br />Dear Mr. Valdovinos: <br />Baez Geotechnical Group (BGG) has conducted Soil Suitability and Nitrate Loading Studies for the <br />proposed single-family residence to be constructed at the subject site on the west side of South <br />Austin Road in Manteca, California (Plate 1 – Vicinity Map). <br />The Soil Suitability and Nitrate Loading Studies are contained herein. The studies were conducted to <br />satisfy the requirements of the San Joaquin County Environmental Health Department as described <br />in its Soil Suitability Study Requirements Checklist and Nitrate Loading Study Requirements <br />Checklist in accordance with Section 9-1105.2(d) of the San Joaquin County Development code. <br />The purpose of these studies was to assess the suitability of the subject site soils for use of the <br />existing septic system for the proposed site improvements. <br />NITRATE LOADING STUDY <br />Due to concerns of the suitability of the site soils for septic systems and leach fields, a soil suitability <br />study was required by the San Joaquin County Environmental Health Department (SJC EHD) for <br />approval of the subject Bacardi Residence septic system. The intent of the study is to evaluate the <br />suitability of the onsite soils for the use of an onsite septic system and leach fields. <br />PROPOSED SITE IMPROVEMENTS <br />The proposed site improvements will include a new 3,196-sf single-family residence with attached <br />3-car garage, covered porch, and patio. The proposed residence will contain a kitchen, a laundry <br />room, and four restrooms. The residence will be located in the southern half of the site and the <br />proposed septic system and leach fields will be located north of the residence, as shown on Plate 2, <br />Site Plan.
