January 11, 2022 <br />BGG No. G130.09B <br />SITE DESCRIPTION <br /> <br />The subject 0.74-acre site is identified as Assessor’s Parcel Number (APN) 228-020-480. The site is <br />located on the west side of South Austin Road, approximately 800-feet south of Yosemite <br />Avenue/California Highway 120, in Manteca, California. The site was previously vacant and <br />undeveloped prior to construction for the new residence beginning. The relatively flat site has surface <br />elevations of about 51 feet above mean sea level (MSL), according to Google Earth mapping. <br />According to the City of Manteca Planning Division, the subject property is zoned R-E, Residential <br />Estate. <br /> <br />EXISTING AND PROPOSED SEPTIC SYSTEM USAGE <br /> <br />Existing Septic System <br />There are currently no septic systems located at the site. <br /> <br />Proposed Septic System <br />A new 1,500-gallon septic tank is proposed for the new residence, which will be located north of the <br />proposed residence. <br /> <br />On-Site Septic Permit History <br />The San Joaquin County Environmental Health Department septic permit files were searched for the <br />Site address. No septic system records or permit files were located; hence, it appears no septic <br />systems are present or have been constructed at the site. <br /> <br />Existing Septic Tank Usage in the Vicinity <br />The general area surrounding the subject site consists primarily of commercial facilities to the <br />immediate north, east, and west, with residential subdivisions north of Highway 120 and a mobile <br />home community to the west of the site. The properties south of the subject site are predominantly <br />in use for orchard tree agriculture with ranch residences located throughout. To estimate the septic <br />system usage in the area, we used professional judgement to identify potential septic systems that <br />exist within approximately one square mile surrounding the project site. Google Earth imagery was <br />utilized. Each building cluster on the photo was assumed to have one septic system, and sites <br />perceived to be used for commercial or industrial purposes were assumed to have two septic <br />systems. Sites within improved residential areas perceived to be connected to a municipal <br />wastewater collection system were assumed to have no septic systems. Using this method, it is <br />estimated that approximately 50 to 60 septic systems per square mile are located in the immediate <br />vicinity of the site. <br /> <br />Septic Permit History in the Vicinity <br />A review of septic permits on file with the San Joaquin County Environmental Health Department <br />for nearby properties indicated that most septic systems in the area utilize leach lines. <br /> <br />Expected On-Site Maximum Septic Tank Usage <br />Maximum expected usage for the proposed onsite septic system will be from the residents of the <br />proposed residence. Septic system design should be based on the San Joaquin County On-Site <br />Wastewater Treatment Systems Standards (2017) or other engineering recommendations.
