Access will be <br /> limited to Ideal Parkway. 3. There appears to be a roadway easement along <br /> the east side of the property. If so, none of the lots should have access <br /> to it . It would be better to abandon it between Route 120 and the north <br /> end of Ideal Parkway where it meets the east property line. Access could <br /> then be via Ideal Parkway to that point, then the easement could continue <br /> north. " <br /> - Manteca-Lathrop Fire District -- "Being that the proposed Industrial <br /> Subdivision is located outside Municipal or District Water. Supplies, it is <br /> most important that fixed water for Fire Protection be required. <br /> Should the application be approved by planning, I would request plans <br /> furnished Si Bldg. also be furnished the Manteca-Lathrop Fire District for <br /> study. I would further request conditions be entered that owner supply to <br /> the Fire District for approval, a fire loop system for Eire Protection. <br /> Fire Flow information will be provided by Fire District. " <br /> OTHER CONSIDERATIONS <br /> - As the subdivision is within the Manteca Urban Area, sewers should be <br /> extended to serve the project. <br /> - An 84' width should be provided for "Ideal Parkway. " This will allow for <br /> full width pavement and sidewalks. The eastward extension of "Ideal <br /> Parkway" should have a different name. <br /> - The existing right-of-way along the east line of the subdivision should not <br /> be used for industrial traffic. Ideally, the right-of-way should be <br /> eliminated and traffic should be diverted to Ideal Parkway. <br /> - State Route 120 is a heavily traveled road. Access should be minimized for <br /> safety and traffic capacity. A left turn pocket should be provided to <br /> improve access safety. <br /> RECOMMENDATION <br /> - Ratify the Negative Declaration and forward the project to the Planning <br /> Commission with a recommendation of approval, subject to the following <br /> conditions: <br /> 1) a. All improvements shall conform with the Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and <br /> specifications must be approved by the San Joaquin County Department of <br /> Public Works prior to approval of the Final Map. <br /> b. If improvements referred to herein are not completed prior to the <br /> approval of the Final Map, the subdivider shall execute an agreement <br /> with the County of San Joaquin insuring the completion of improvements <br /> within one (1) year after filing the Final Map. <br />
