CONDITIONS OF APPROVAL <br />All conditions shall be met prior to the approval of the Final <br />Map, unless otherwise specified. <br />1. Planning Division: <br />All dwellings shall be constructed on the high ground of each <br />parcel or have finished floor elevations 18 inches above the <br />natural ground elevation. <br />2. Department of Public Works: <br />a. All improvements shall be in conformance with the <br />Improvement Standards and Specifications of the County of <br />San Joaquin Department of Public works. <br />b. All improvement plans and specifications must be approved <br />by the County of San Joaquin Department of Public Works <br />prior to approval of the Final Map. <br />c. If improvements referred to herein are not completed prior <br />to the approval of the Final Map, the subdivider shall <br />execute an agreement with the County of San Joaquin which <br />will insure the completion of improvements within one (1) <br />year after filing the Final Map. <br />d. Golden Hills Place shall be fully improved in accordance <br />with the standards for a 50 -foot right-of-way rural road. <br />Vacco Road shall be improved in accordance with the stan- <br />dards for a 50 -foot right-of-way rural road, except the <br />pavement width shall be 20 feet. Vacco Road shall be <br />graded, and the roadside ditches shall be constructed to <br />conform to the ultimate pavement width of 32 feet. <br />e. Vacco Road (50 feet wide) from Fine Road through the east <br />right-of-way return for Golden Hills Place shall be <br />acquired by the subdivider and dedicated to San Joaquin <br />County. In the event the subdivider is unable to acquire <br />the right-of-way, he shall request the County Real <br />Property Agent to acquire the property on his behalf. All <br />costs associated with the acquisition of the right-of-way <br />shall be borne by the subdivider. <br />f. A terminal drainage system shall be provided by drainage <br />facilities on Fine Road. A drainage study shall be made <br />to determine the adequacy of the existing drainage system. <br />Lot grading and storm drainage improvements shall be part <br />of the improvement plans. The drainage system shall meet <br />the requirements of the County which are in force at the <br />time of acceptance of the improvements. The acceptance or <br />approval by the County of the drainage system does not <br />SU -87-24 -4- RES. <br />
