Item No. _
PC: 7-16-87
SU -87-24
Page 6
Local Health District has required additional percolation tests
to be performed. in addition, the District has provided
Conditions of Approval for the additional percolation tests;
the Health District's conditions are to be met before recor-
dation of the Final Map.
Floodina/Storm Drainage:
The project site is not located within the Federal Emergency
Management Agency's 100 -year flood hazard area. Given the
topography of the site and the tightness of the soils, the site
could be subject to local drainage problems. The Planning
Division has suggested a Condition of Approval concerning local
drainage. The Department of Public Works has suggested a
Condition of Approval that the project's Final Map note and
delineate any area subject to flood hazard.
The Department of Public Works will require that a terminal
drainage system be provided that will drain into drainage faci-
lities on Fine Road. In addition, the Department of Public
Works will require a drainage study to determine the adequacy
of the existing drainage systems for Fine Road.
Fire/Schools/Parks:
The project site is within the Linden -Peters Fire District,
students will attend schools within the Linden Unified School
District, and the Planning staff has provided a Condition of
Approval for the payment of fees in lieu of conveyance of park
land.
HAZARDS/CONSTRAINTS:
Soils•
According to the Soils Report prepared by J. H. Kleinfelder &
Associates, the soil conditions encountered at the locations
explored consist of very stiff to hard, partly cemeted, very
sandy silt with occasional sandy clay lenses. These soils
extended to the maximum depths explored and generally became
more cemeted with depth.
Due to the tightness of these soils, percolation for both the
septic systems and the storm water drainage systems are margi-
nal. See the "Conditions of Approval" section for recommen-
dations by the Department of Public Works, the Building
Inspection Division, and the Local Health District.
