Camments on Developments -2- <br /> SU-87-24 <br /> subdivision and 26 feet wide from the west boundary to the east edge of <br /> Golden Hills Place. <br /> 5. Vacco Road (50 feet wide) frau Fine Road to the east boundary of the <br /> subdivision shall be dedicated to San Joaquin County. <br /> 6. A terminal drainage system shall be provided to drainage facilities on <br /> Fine Road. A drainage study shall be made to determine the adequacy of the <br /> existing drainage system. Lot grading and storm drainage improvements shall <br /> be part of the improvement plans. The drainage system shall meet the <br /> requirements of the County which are in force at the time of acceptance of <br /> the improvements. The acceptance or approval by the County of the drainage <br /> system does not relieve the developer or his engineer of the responsibility <br /> of providing an adequate drainage system. <br /> 7. The Final Map shall note and clearly delineate any area subject to flood <br /> hazard. All development within the subdivision shall conform to the <br /> requirements of the San Joaquin County Floodplain, Combining Zones (Title 9, <br /> Division 8, Chapter 1, San Joaquin County Ordinance Code) . <br /> 8. In lieu of conveyance of park land to the County, the developer shall <br /> contribute fees of equivalent value. <br /> 9. A Preliminary Soil Report shall be required. <br /> 10. Public utility easements shall be as required by Pacific Gas and Electric <br /> Company and all other public utilities. Underground utilities are <br /> required. <br /> 11. Access from private section of Vacco Road shall be restricted to Lot 4. <br /> NOTE: The above conditions are preliminary. We would not recomiend further <br /> processing of the application until the tentative map is revised to meet <br /> the following minimum application requirements: <br /> 1. Public Utility Easements to be shown. <br /> 2. Show how disposal of storm water is assured. From the countours <br /> shown, it is not clear how the storm drainage can get to Fine Road. <br /> 3.
