Item No. 5 _ <br />PC: 6-6-g5 <br />S-84-7 <br />CONDITIONS <br />SUBDIVISION MAP NO. 5-84-7 <br />THOMAS FORNASERO <br />1. Local Health District: <br />A. This tentative division of land shall meet the Rules and <br />Regulations of San Joaquin County Ordinance No. 549. <br />Percolation tests and soil profiles are required to be run <br />on a minimum of five lots. Minimum sewage disposal areas <br />are required on each lot for Health District approval. <br />Permits for the percolation tests from the Health District <br />are required. <br />B. Sewage disposal areas must be located a minimum of 50' <br />from the canal. <br />2. Public Works: <br />A. All improvements shall be in conformance with the <br />Improvement Standards and Specifications of the County of <br />San Joaquin. <br />B. All improvement plans and specifications must be approved <br />by the County of San Joaquin Department of Public Works <br />prior to approval of the Final Map. <br />C. If improvements referred to herein are not completed prior <br />to the approval of the Final Map, the subdivider shall <br />execute an agreement with the County of San Joaquin <br />ensuring the completion of improvements within one (1) <br />year after filing the Final Map. <br />D. The subdivider should agree to and shall pay users fees <br />for the utility services from the time the improvements <br />are accepted by the County to the end of the fiscal year, <br />or up to a one (1) year period, as the case may be. <br />E. Public utility easements shall be as required by Pacific <br />Gas and Electric Company and all other public utilities. <br />F. Underground utilities are required pursuant to Section <br />9-1730 of Ordinance 2634; the location shall be as <br />prescribed in Section 9-1732 of Ordinance 2634. <br />G. A terminal drainage system shall be provided. <br />
