The General Plan <br />designation for the property is Rural Residential. The prop- <br />erty is zoned RR -65. The request is consistent with the <br />zoning and land use designation. The property is bounded to <br />the north by an irrigation canal and by Fair Oaks Road to the <br />south and east. Previously subdivided lands abut the proposal <br />to the west. Surrounding land uses include residential to the <br />west and orchards to the south and east. Access to the parcels <br />will be provided along the existing roadway, Fair Oaks Road, <br />and the proposed 50 -foot wide drive and cul-de-sac. A seven - <br />parcel subdivision, S-84-6, Etcheverry, currently being pro- <br />cessed, is located in the same general vicinity as this <br />request. <br />A Negative Declaration has been prepared based on an Initial <br />Study of the project. <br />RECOMMENDED FINDINGS <br />A. The proposed map is consistent with applicable General and <br />Specific Plans: <br />The request is consistent with the Rural Residential <br />designation and related development requirements of the <br />General Plan. <br />
