THIS <br /> AMENDMENT WILL ADD APPROXIMATELY 200 ACRES FOR A PROPOSED <br /> AUTOMOBILE AUCTION FACILITY, LOCATED ON THE WEST SIDE OF <br /> MOUNTAIN HOUSE PARKWAY AT INTERSTATE 580. (DISTRICT 5). <br /> APPLICANT: Tracy Industrial, et al APNs: 209-090-25,209-090-37 <br /> and 209-080-23 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood ' <br /> Hazard Area. - <br /> Future Standford Road and Berkeley Road have planned right-of-way widths of 84 feet. <br /> RECOMMENDATIONS: <br /> 1. Encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standards CW-Cl l prior to issuance of the occupancy permit. <br /> (Development Title Section 9-1145.5) <br /> 3. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and <br /> payable at the time of building permit application. (The fee currently is $178.30 per daily trip-end <br /> generated in the Tracy area. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction Cost Index as published by the Engineering News Record. <br /> (Resolutions R-90-304,R-91-1025,R-93-167,R-94-179,R-95-650 and R-96-592) <br /> 4. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 5. Verification shall be obtained from the Solid Waste Division(468-3066)that this development <br /> has addressed the items on the attached Waste Plan Format for Development Projects. <br /> 6. A Traffic Study will be required to determine impacts of and mitigations for this development. <br /> 7.
