DEVELOPMENT COMMITTEE <br /> MINUTES OF MARCH 9, 1977 <br /> 13. SUBDIVISION MAP NO. S-77-8 of WAYNE WOOD (c/o Marshall Dunlap) , to subdivide <br /> 36.5 acres into 22 lots (Rural Residential Subdivision) , on the south side of <br /> Watters Road, west of the Western Pacific Railroad, French Camp, in an RR-65 Zone. <br /> Staff submitted a list of conditions and recommended approval of the map subject <br /> to those conditions. <br /> Mr. Curran said the leach fields should be moved closer together. <br /> Mr. Ruffin suggested several conditions and these are listed under the motion, see <br /> condition #9 . <br /> Mr. Schramek asked for a revision of condition 8; see motion. Ile added condition <br /> 13, asking for a grading plan approval for each individual lot, by the Department <br /> of Public Works upon application of building permit, and so noted on the final <br /> map. <br /> MOTION: Moved, seconded (Catelli-Frieders) and carried by a unanimous voice vote <br /> to forward this map to the Planning Commission; to recommend approval subject to <br /> the following conditions: <br /> 1. All road and street improvements shall be in conformance with the requirements <br /> of the County of San Joaquin. <br /> 2. Easements for utilities shall be as required by P.T.&T. , P.G.&E. , and all <br /> other public utilities. The provisions of Article XIIA of Ordinance 892, <br /> shall apply. Service to each lot shall be underground. <br /> 3. Plans for all improvements to be approved by San Joaquin County Department <br /> of Public Works prior to consideration of the final subdivision map. <br /> 4. Provision for storm water drainage shall comply with standards and require- <br /> ments of the Department of Public Works prior to consideration of the <br /> final map, in accordance with the Board of Supervisors Resolution B-76-4201. <br /> 5. The minimum net lot area shall be 65,000 square feet. <br /> 6. In lieu of conveyance of park land to the County, as prescribed in Section 18.01 <br /> of Ordinance 892, as amended, the developer shall contribute fees of equivalent <br /> value as defined in said section. <br /> 7. A Preliminary Soil Report as prescribed in Section 5.165 of Ordinance 892, <br /> as amended, shall be required. <br /> 8. Street improvements in compliance with Board of Supervisors Resolution <br /> B-76-4201 shall be provided within the subdivision. Watters Road shall <br /> be appropriately improved for that portion adjacent to the proposed <br /> subdivision in compliance with County standards. <br />
