Item No. 2 <br /> PC: 4-2-87 <br /> SU-86-5 <br /> Page 3 <br /> CONDITIONS OF APPROVAL <br /> A. All original conditions of approval for SU-86-5 required by <br /> the Planning Commission on April 17, 1986, shall apply. <br /> These conditions of approval are as follows: <br /> 1 . Department of Public Works : <br /> a. All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the County <br /> of San Joaquin. All improvement plans and specifica- <br /> tions must be approved by the County of San Joaquin <br /> Department of Public Works prior to approval of the <br /> Final Map. <br /> b. If improvements referred to herein are not completed <br /> prior to the approval of the Final Map, the subdivider <br /> shall execute an Agreement with the County of San <br /> Joaquin to insure the completion of improvements <br /> within one ( 1 ) year after filing the Final Map. <br /> c. The subdivider shall agree to and shall pay user ' s <br /> fees for the utility services from the time the impro- <br /> vements are accepted by the County to the end of the <br /> fiscal year, or up to a one ( 1 ) year period, as the <br /> case may be. <br /> d. Full street improvements in compliance with urban <br /> street standards and street lighting shall be provided <br /> within the subdivision. Juniper Drive shall be a <br /> 60-foot-wide right-of-way due to its collector street <br /> configuration. <br /> e. Public sewer and water supply systems shall be pro- <br /> vided throughout the subdivision. The Lockeford <br /> Community Service District shall provide these ser- <br /> vices. <br /> f . A terminal drainage system, which may include a pump <br /> station, shall be provided to meet the requirements of <br /> the County and to provide adequate drainage for the <br /> Improvements (development) . The acceptance or appro- <br /> val by the County of the drainage system does not <br /> relieve the developer (or his engineer) of the respon- <br /> sibility of providing an adequate drainage system. <br /> g. A public water system shall be provided to conform to <br /> the requirements of the Local Health District and the <br />
