The public sewer system shall be constructed in con- formance with the requirements of the Local Health District , the Department of Public Works, and the Lockeford Community Services District . I . A preliminary soils report shall be required. J . All lots shall be protected from 100-year flood and flood hazard. Finished floor elevation shall be at or above the intermediate regional flood elevation as determined by the U. S. Army Corps of Engineers. The Final Map shall note the means of providing the 100-year flood protection. The 10-year water surface elevation at Bear Creek is approximately 101 N.G .V.D. k. The property shall annex to the Bear Creek Maintenance District prior to the acceptance of the Final Map to provide for the operation, maintenance, and improve- ment of storm drainage and street lighting systems. 1. All utilities Shall be underground. m. A 10-foot-wide public utility easement shall be required on all street frontages within the sub- division for the Pacific Gas and Electric Company. All other public utility easements shall be as required by the requesting public utility company. 2 . Local Health District : a. The subdivision shall be connected to public water and sewerage supplied by the Lockeford Community Services District . b. The Lockeford Community Services District shall pro- vide a letter to the Health District , prior to recording of the Final Map, assuring the Health District that its sewer system has the capability of providing capacity to the subdivision and that the sewer system will not violate the waste discharge requirements of the Regional Water Quality Control Board.
