Item No.
PC : 4-2-87
SU-86-5
Page 2
STAFF ANALYSIS
BACKGROUND:
The Planning Commission approved Major Subdivision Application
No. SU-86-5 on April 17 , 1986 . On January 26, 1987, the owners
of the subject property requested an amendment to the approved
tentative map. The request was made because the Chief of the
Mokelumne Rural Fire District stated that he would not approve
the subdivision unless the cul-de-sac radius was increased to 120
feet . The owners noted that this modification would ruin adja-
cent lots. As an alternative, they proposed turning the cul-de-
sac into a knuckle (see map) and redesigning the lots in the
subdivision accordingly.
ANALYSIS :
The Development Committee met with the owners ' engineer, Terry
Piazza, on March 11, 1987, to discuss the proposed map amendment .
The Building Inspection Division updated its conditions of appro-
val (see attached conditions) for SU-86-5 . The Planning Division
required two lots with inadequate width to meet the minimum width
requirements of the R1-8 zone . No other objections were raised,
and no other new conditions were imposed on the proposed map
amendment .
ENVIRONMENTAL CONSIDERATIONS :
As part of the Planning Commission' s approval of SU-86-5 , the
Commission adopted a Negative Declaration on April 17 , 1986 .
Since the revised tentative map does not change the environmental
aspects of the proposed major subdivision, it seems appropriate
and logical for the Commission to reaffirm the previously adopted
Negative Declaration.
