Item No. <br /> PC : 4-2-87 <br /> SU-86-5 <br /> Page 2 <br /> STAFF ANALYSIS <br /> BACKGROUND: <br /> The Planning Commission approved Major Subdivision Application <br /> No. SU-86-5 on April 17 , 1986 . On January 26, 1987, the owners <br /> of the subject property requested an amendment to the approved <br /> tentative map. The request was made because the Chief of the <br /> Mokelumne Rural Fire District stated that he would not approve <br /> the subdivision unless the cul-de-sac radius was increased to 120 <br /> feet . The owners noted that this modification would ruin adja- <br /> cent lots. As an alternative, they proposed turning the cul-de- <br /> sac into a knuckle (see map) and redesigning the lots in the <br /> subdivision accordingly. <br /> ANALYSIS : <br /> The Development Committee met with the owners ' engineer, Terry <br /> Piazza, on March 11, 1987, to discuss the proposed map amendment . <br /> The Building Inspection Division updated its conditions of appro- <br /> val (see attached conditions) for SU-86-5 . The Planning Division <br /> required two lots with inadequate width to meet the minimum width <br /> requirements of the R1-8 zone . No other objections were raised, <br /> and no other new conditions were imposed on the proposed map <br /> amendment . <br /> ENVIRONMENTAL CONSIDERATIONS : <br /> As part of the Planning Commission' s approval of SU-86-5 , the <br /> Commission adopted a Negative Declaration on April 17 , 1986 . <br /> Since the revised tentative map does not change the environmental <br /> aspects of the proposed major subdivision, it seems appropriate <br /> and logical for the Commission to reaffirm the previously adopted <br /> Negative Declaration. <br />
