Ztem No. 3 <br /> D/C 3-23-81 <br /> 5-81-7 PUD-81-1 <br /> Page 2 <br /> OTHER CONSIDERATIONS <br /> - The proposal is for 128 residential units with individual detached, <br /> clustered, and multi-unit structures. <br /> - A system of internal walkways is proposed. This will eliminate the need <br /> for sidewalks. <br /> - Off-street parking is proposed. County Standard is two (2) spaces for <br /> each unit. Excluding on-street parking and providing an independent <br /> walkway system will allow roadway width to be reduced to 24 ' -- two twelve <br /> foot travelled lanes. <br /> - The project adjoins the Mokelumne River floodplain. Building pads must <br /> be engineered to provide 12' elevation above the 100 year flood. <br /> - Drainage is to be carried to the Mokelumne River. The collection conveyance <br /> system should be checked by the Department of Public Works to ensure <br /> compliance with County Standards. <br /> - A homeowners ' association must be established to provide for maintenance <br /> of the proposed improvements. <br /> - Special provision will have to be made for access by emergency vehicles, <br /> fire, police, ambulance, etc. <br /> RECOMMENDATION <br /> Certify E.I.R. 80-3 and refer the project to the Planning Commission with <br /> a recommendation of approval subject to: <br /> 1) a. All improvements shall conform with the Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans <br /> and specifications must be approved by the San Joaquin County <br /> Department of Public Works prior to approval of the Final Map. <br /> b. If improvements referred to herein are not completed prior to the <br /> approval of the Final Map, the subdivider shall execute an agree- <br /> ment with the County of San Joaquin insuring the completion of <br /> improvements within one (1) year after filing the Final Map* <br /> c. Mokelumne Street shall be fully improved on the subdivided side <br /> in compliance with County Standards. Curbs, gutters and sidewalks <br /> d. The subdivider shall agree to and shall pay users fees for the <br /> utility services from the time the improvements are accepted by <br /> the County to the end of the fiscal year, or up to a one (1) year <br /> period, as the case may be. <br /> 2) Public sewer, water supply and storm water drainage systems shall be <br /> provided throughout the subdivision. The Woodbridge Sanitary District <br /> shall provide sewer services. <br />
