A terminal drainage system shall be provided to meet the require- <br /> ments of the County and to provide adequate drainage for the <br /> improvements. The acceptance or approval by the County of the <br /> drainage system does not relieve the developer or his engineer of <br /> the responsibility of providing an adequate drainage system. <br /> b. A public water system shall be provided conforming to the require- <br /> ments of the Local Health District and the Department of Public <br /> Works. The system shall provide adequate water supply and fire <br /> hydrants for fire protection in conformance with Section 9-1831 of <br /> Ordinance 2634 and the requirements of the County Fire Warden and <br /> the Woodbridge Fire District. <br /> c. The public sewer system shall be constructed in conformance with <br /> the requirements of the Local Health District, the Department of <br /> Public Works and the Woodbridge Sanitary District. <br /> A mandatory homeowners ' association shall be formed prior to the <br /> acceptance of the Final Map to provide for the operation, maintenance, <br /> and improvement of drainage, water, street systems, landscaping and <br /> street lighting. <br /> 3) Easements for utilities shall be as required by Pacific Gas & Electric <br /> Company, Pacific Telephone & Telegraph Company, the Woodbridge Sanitary <br /> District and all other public utilities. The provisions of Section <br /> 9-1730 of Ordinance 2634, as amended, rev_uiring undergrounding of <br /> utilities shall apply. <br /> 4) a. Access to Mokelumne Street shall be restricted as described in <br /> Section 9-1800 of Ordinance 2634. A fence shall be constructed <br /> along said right-of-way. <br /> b. In lieu of conveyance of park land to the County, as prescribed in <br /> Section 9-1450 of Ordinance 2634, as amended, the developer shall <br /> contribute fees of equivalent value as defined in said section. <br /> 5) A Preliminary Soil Report as prescribed in Section 9-1507 of Ordinance <br /> 2634, as amended, shall be required. <br /> The Final Map shall note and clearly delineate any area subject to an <br /> Intermediate Regional Flood (100 year flood) or other Flood Hazard. <br /> All development within the subdivision shall conform to the require- <br /> ments of the San Joaquin County Floodplain, Combining Zones (Title 9, <br /> Division 8, Chapter 1, San Joaquin County Ordinance Code) . <br /> 7) This map is approved for eighteen (18) months. <br /> 8) The minimum street pavement width shall be 24 ' with on-street parking <br /> prohibited. The project engineer shall certify that the pavement <br /> structural section conforms with County Standards. Two (2) off-street <br /> parking spaces shall be provided for each unit. <br /> 9) Each unit shall be provided with a 100 square foot minimum enclosed <br /> yard or patio. <br />
