Item No. 6
S-81.-7
P/C 4-16-81
Page 2
REFERRALS AND REPLIES
- LAFCO
- Pacific Telephone & Telegraph Company
- Pacific Gas & Electric Company -- "The Pacific Gas and Electric Company
is requesting that the entire common area and all private roads within
the subdivision be dedicated as a public utility easement on the final map.
The developer should request that the existing gas service within this
development be terminated, so that we may quitclaim our existing easements
within the development .
Relocation of existing pole line will be at the developer ' s expense. "
- Lodi School District
- Woodbridge Fire District
- Woodbridge Irrigation District
- Woodbridge Sanitary District
- City Of Lodi
Delta College
- Fire Warden
- Southern Pacific Railroad
OTHER CONSIDERATIONS
- The proposal is for 128 residential units with individual detached,
clustered, and multi-unit structures.
- A system of internal walkways is proposed. This will eliminate the need
for sidewalks.
- Off-street parking is proposed. County Standard is two (2) spaces for
each unit . Excluding on-street parking and providing an independent
walkway system will allow roadway width to be reduced to 24 ' -- two twelve
foot travelled lanes.
- The project adjoins the Mokelumne River floodplain. Building pads must
be engineered to provide 1.2" elevation above the 100 year `food.
- Drainage is to be carried to the Mokelumne Ricer. The collection con-
veyance system should be checked by the Department of Public Works to
ensure compliance with County Standards.
- A homeowners ' association must be established to r?rovide for maintenance
of the proposed improvements.
- Special provision will have to be made for access by emergency vehicles,
fire, police, ambulance, etc.
DEVELOPMENT COMMITTEE ACTION
- On March 25 , 1981 the Development Committee reviewed the proposal as to its
conformance with the statutes of the State and the Ordinances of the
County.
