5. The water system or methods shall conform to the <br /> requirements of the Local Health District and the Department <br /> of Public Works . <br /> 6. An adequate water supply for fire protection with <br /> fire hydrants and connections shall be installed in conformance <br /> with the requirements of the County Fire Warden and the Linden- <br /> Peters Fire District. <br /> 7. A County Service Area shall be formed,-or <br /> shall be annexed to existing districts, prior to the acceptance <br /> of the Final Map to provide for the operation, maintenance and <br /> improvement of storm drainage systems, water systems, street <br /> lighting systems and sanitary sewe <br /> B. The minimum net lot area shall be 8,000 square feet. <br /> 9 . In lieu of conveyance of park land to the County, <br /> as prescribed in Section 9-1450 of Ordinance 2634, as amended, <br /> the developer shall contribute fees of equivalent value as <br /> defined in said section. <br /> 10. A Preliminary Soil Report as prescribed in Section <br /> 9-1507 of Ordinance 2634, as amended, shall be required . <br /> 11. Full street improvements in compliance with Ordinance <br /> 672 shall be provided within the subdivision. Duncan Road shall <br /> be fully improved on the subdivided side to Front Street in <br /> compliance with County standards . Curbs, gutters, and sidewalks <br /> shall be provided throughout the subdivision and on Duncan Road . <br /> 12. If improvements referred to herein are not completed <br /> prior to the approval of the Final Map, the subdivider shall <br /> execute an agreement with the County insuring the completion <br /> of the improvements within one year after the filing of the <br /> Final Map. <br /> 13 . The subdivider shall agree to pay users fees for <br /> the utility services from the time the improvements are accepted <br /> by the County to the end of the Fiscal Year or up to one year <br /> period, as the case may be. <br />
