R-77-1455 <br />6. An adequate water supply for fire protection with <br />fire hydrants and connections shall be installed in conformance <br />with the requirements of the County Fire Warden and the Tracy <br />Rural Fire Protection District. The Chief cf the Fire <br />District shall sign the final map improvement plans. <br />7. A County Service Area shall be formed prior to the <br />acceptance of the final map to provide for the operation, <br />maintenance and improvement of storm drainage systems, water <br />systems, street lighting systems and solid waste disposal. <br />8. The minimum net lot area shall be 30,000 square <br />feet and all standards within the R.A-30 zone shall be complied <br />with unless an ordinance variance is approved. <br />9. In lieu of conveyance of park land to the County, <br />as prescribed in Section 18.01 of Ordinance 892, as amended, <br />the developer shall contribute fees of equivalent value as <br />defined in said section. <br />10. A Preliminary Soil Report as prescribed in Section <br />5.165 of Ordinance 892, as amended, shall be required. <br />11. Full street improvements in compliance with <br />Ordinance 672 shall be provided within the subdivision along <br />the west side of Welty Road in compliance with County standards, <br />including concrete curb and gutter. <br />12. Subject to approval of Variance Application V-77-59 <br />prior to acceptance of the Final Map. <br />13. The developer shall provide one street tree per <br />lot (Compliance with County planting standards on planting of <br />trees and submit to the Parks and Recreation Department for <br />approval of the plan.) <br />Drive. <br />14.
