Item No. 9
PC : 11-21-85
SU-85-6
Page 3
owners between Etcheverry Drive and the western end of Bates
Court and the fact that Etcheverry Drive is already 1300 feet
long and this subdivision only extends it an additional 360
feet . Section 9-9346 of the Planning Title limits the length
of dead-end streets to a length of 600 feet , " . . .except where
existing physical conditions make such limitation of length
impractical and not more than 20 homes are served. " The entire
length of Etcheverry Drive will serve 15 lots, and the existing
lot configuration appears to make the length limitation imprac-
tical . It should also be noted that this is a temporary
situation which will be corrected when the property to the
south of the cul-de-sac is developed.
ENVIRONMENTAL CONSIDERATIONS :
The Initial Study prepared on June 6 , 1985 , for this project
indicates the project will not have any significant , adverse
effects on the environment . Based on this assessment , a Negative
Declaration has been prepared for the project .
