Item No . 6 <br /> PC : 9-19-85 <br /> SU-85-6 <br /> Page 3 <br /> STAFF ANALYSIS <br /> GENERAL PLAN : <br /> The proposed 14-lot rural residential subdivision is consistent <br /> with the site ' s General Plan designation of Rural Residential . <br /> Preapplication meetings were held with the Development Committee <br /> on June 19, 1985 , and July 31 , 1985 . Concerns over street design <br /> and lot design have been resolved, and the project is consistent <br /> with all local ordinances and policies. An adjoining parcel to <br /> the south was approved for a seven (7) lot subdivision and is <br /> incorporated in the proposed design. <br /> AREA/NEIGHBORHOOD COMPATIBILITY: <br /> Traffic : <br /> The project has been designed to eventually permit connection <br /> with Bates Court to the southeast . Etcheverry Drive is planned <br /> as a 60-foot collector and will connect MacArthur Drive with <br /> Fairoaks Road. All proposed parcels will have direct frontage <br /> on a public road. MacArthur Drive is planned for an 84-foot- <br /> wide right-of-way (see Public Works Condition No. 1 (h) . <br /> Facilities/Services : <br /> No public services exist . The Local Health District recommends <br /> that individual water wells be installed on each lot , that a <br /> minimum of five ( 5) percolation tests be performed on random <br /> lots, and that two soil profile tests be performed, one at each <br /> end of the subdivision (see Conditions No . 2 (a) and 2 (b) ) . <br /> Drainage is proposed to be contained on each individual parcel <br /> and is consistent with current requirements of the County (see <br /> Conditions No. 1 ( f ) and 1 (n) ) . <br /> Schools : <br /> Additional development will continue to impact Tracy school <br /> facilities . The school district recommends execution of <br /> agreement to pay school facility impact fees or payment of a <br /> school facility bedroom tax (see Condition No . 3 ) . <br /> ENVIRONMENTAL CONSIDERATIONS : <br /> An Initial Study was prepared for this project , and no signifi- <br /> cant effects on the environment were identified. Based on the <br /> Initial Study, a Negative Declaration has been prepared. <br />
