Item No. 13 <br /> P/C 3-17-77 <br /> S-77-10/PUD-77-2/EIR-77-18 <br /> Page 2 <br /> ENVIRONMENTAL CONSIDERATIONS <br /> - See EIR 76-18 for Environmental considerations. <br /> GENERAL PLAN <br /> - The Land Use/Circulation Element designates the plan as Rural Residential. <br /> REFERRALS AND REPLIES <br /> - Public Works Department <br /> - Local Health District - included in conditions. <br /> - Banta School District <br /> - Tracy City Planning <br /> - Caltrans - no comment. <br /> - Water Quality Control District - Insure adequate area for well and septic <br /> disposal (letter in response to EIR-77-18. <br /> DEVELOPMENT COMMITTEE ACTION <br /> FINDINGS <br /> - The proposed subdivision meets the intent of the Zoning Ordinance and <br /> conforms to the General Plan. <br /> RECOMMENDATION <br /> Approval, subject to the following conditions. <br /> 1) All improvements shall be in conformance with the requirements <br /> of the County of San Joaquin. <br /> 2) Easements for utilities shall be required by P.G.&E.,P.T.&T. , <br /> and all other utilities. The provisions of Article XII of <br /> Ordinance 892, as amended, shall apply. <br /> 3) The minimum net lot area shall follow the Rural Residential <br /> Ordinance and the Planned Unit Development Ordinance. <br /> 4) In lieu of conveyance of park land to the County; as pres- <br /> cribed in Section 18.01 of Ordinance 892, as amended, the <br /> developer shall contribute fees of equivalent value as <br /> defined in said section. <br /> 5) A Preliminary Soil Report as prescribed in Section 5.165 of <br /> Ordinance 892, as amended, shall be required. <br /> 6) Plans for street improvements and dedication requirements <br /> shall be in accordance with Board of Supervisors Resolution <br /> B-76-4201 and approved by the San Joaquin County Department <br /> of Public Works prior to consideration of the Final Map. <br />
