INTRODUCTION <br /> Mr. and Mrs. Stephen Wesely are creating a second parcel from property Mrs. Wesely's Parents <br /> own at 27539 South Lammers Road in Tracy, CA. The purpose of this study is to comply with <br /> the initial requirements of the San Joaquin County Environmental Health Department (PHS- <br /> EHD) for land subdivision. According to the San Joaquin County Development Title, a Surface <br /> and Subsurface Contamination Report (SSCR) must have been conducted at the time of <br /> Tentative Map submittal. This study investigates the subject property for real or potential <br /> environmental contamination and reports the findings to the Client and the San Joaquin County <br /> Environmental Health Department. Our report complies with the San Joaquin County <br /> Ordinance, specifically 9-905.12(a) for a "Surface and Subsurface Contamination Report." <br /> In addition, this report addresses and evaluates non-point sources of hazardous materials, as well <br /> as potential point sources. Non-point sources of hazardous materials or "constituents of concern" <br /> include agricultural chemical residues, high concentration of nitrate laden groundwater and other <br /> contaminants which may have originated from a wide area. Point sources investigated include <br /> fuel storage tanks, pipelines, septic systems and/or chemical storage areas. <br /> No chemical analysis was conducted for this investigation nor was there an inspection of the <br /> existing buildings for asbestos containing materials (ACMs). An analysis of the domestic well <br /> serving the existing house was not tested for nitrates and the agrichemical dibromochlorpropane <br /> (DBCP). <br /> SUBJECT SITE AND SURROUNDING AREA DESCRIPTION <br /> As illustrated on the attached Parcel Detail Map, the subject property consists of a rectangular- <br /> shaped, flat, 8.962 acre parcel. The site address and Assessor's Parcel Number are denoted on <br /> the Title Page. As indicated on the Parcel Detail Map, the new parcel is proposed to be created <br /> by financial parceling to create the future homesite. The site is bordered to the north and east by <br /> agricultural production land and low density, single family housing (ranches and ranchettes). <br /> The Delta Mendota Canal is located to the south and west of the subject property. There is an <br /> easement on the property for an irrigation water line. <br /> The proposed future parcel is currently planted in almond trees. The trees are in poor condition <br /> due to neglect for the last two years by the previous owner. Therefore, there has been no <br /> application of pesticides for at least this time period. The existing parcel which contains the <br /> single family residential structure is open land with a baseball field. An on-site domestic well <br /> and septic system serves the house. According to the Environmental Health Department, a well <br /> must be constructed to serve the new parcel. Storm drainage flows to the open field and the <br /> property is not subject to the 100-year flood. <br /> 1 <br /> valley ALB Research <br />
