Item No. 9 <br /> PC : 7-16-81 <br /> S-81-11 <br /> Page 2 <br /> REFERRALS AND REPLIES <br /> - Building Inspection Department -- Plans, permits and inspections are <br /> required. No building permits shall be issued prior to their submission. <br /> - Public Works Department -- "Information: The site would not be subject <br /> to flooding from an Intermediate Regional flood. <br /> Refer to meeting with developer and Chahal regarding comments relative to <br /> access and traffic circulation. <br /> Prior consideration on development of this property was ref. to restricting <br /> access from Hwy. 12, Thornton Road and portions of DeBroggi. Road. P.M. <br /> 6-183 filed noting restrictions. Traffic circulation was to be internally <br /> with access via DeBroggi Road and Hwy. 12 with State approval. <br /> Thornton Road restricted access will not allow Paddock Place intersection <br /> (which could conflict with DeBroggi Rd. intersection) . <br /> Will water, drainage and sanitary services be provided? <br /> Recommendations: Standard commercial subdivision conditions recommended <br /> in addition to above comments. " <br /> - Woodbridge Irrigation District -- "We call to your attention the proposed <br /> 25 lot commercial subdivision is situatedwithin the boundaries of Woodbridge <br /> Irrigation District. Said acreage was formerly agri.cul',:ural and this <br /> District ' s water was used in their operation. Since thn rroposal for <br /> development calls for converting the use of the land to a commercial sub- <br /> division, there would hardly be a need for an agricultural water supply. <br /> Consequently, the cevelopers may want to consider detachment of said lands <br /> from the Woodbridge Irrigation District. <br /> Further, storm water drainage into Woodbridge Irrigation District' s <br /> irrigation and drainage ditches situate in the vic,'.nity of the proposed <br /> 25 lot comr.^rcial subdivision will not be availab: -� to this development. <br /> It has been, and is tree policy of the District to deny requests for <br /> drainage into its crstem for several reasor.Tr tuo of which are that it <br /> interferes with the District ' s repair and maintenance of its facilities, <br /> during the non-irrigation season, and with its water distribution program <br /> during the irrigation season. " <br /> - State Department of Transportation -- "We have reviewed application S-81-11 <br /> for a 25-lot commercial subdivision at the southeast corner of Routes 12/5 <br /> and have the following comments : <br /> 1) A left turn lane on Route 12 will be required. <br /> 2) An additional eastbound lane for deceleration and acceleration will be <br /> required. <br /> 3) Intersection lighting may be required. <br /> 4) The property owner to the east has to agree to the access location <br /> shown on the map. <br /> 5) Drainage of the lots adjacent to Route 12 should drain to the retention <br /> basin. " <br />
