CONDITIONS OF APPROVAL SU-91-6 Steadfast Development Unless otherwise specified, all Conditions of Approval and Ordinance Requirements shall be complied with prior to approval of the Final Maps. The Tentative Map shall expire three years from the date of application approval. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance Requirements. Ordinance Requirements cannot be modified. 1. DEVELOPMENT SERVICES DIVISION: a. The planting of trees along streets is required as follows: (1) A minimum of one tree per lot frontage is required. (2) For corner lots, street trees shall be required on both street frontages. The trees cannot interfere with sight distances and setbacks. (3) Trees shall be five gallons in size and shall be selected from the County Tree List. (4) Trees shall be located so that at 15 years of age the crown will not encroach across side property lines. (5) Trees shall be located a minimum of 10 feet from driveways. (6) Trees shall be located a minimum of 4 feet and a maximum of 10 feet outside of the road right-of-way. (7) The planting of the required street trees may be bonded along with the subdivision's street improvements. Street trees on individual lots shall be planted prior to the final inspection for each lot's residence. b. All parcels shall contain a minimum of 15,000 square feet (Section 9-5163). C. All parcels shall have a minimum lot width of 100 feet measured at the front yard setback line (Section 9-5164). 2. DEPARTMENT OF PUBLIC WORKS: a. All improvements shall be in conformance with the Improvement Standards and Specifications of the County of San Joaquin. All improvement plans and specifications must be approved by the County of San Joaquin Department of Public Works prior to approval of the Final Map (Planning Title Section 9-9135).
