2. State Highway U.S. Route 205 is 1/10 mile South of the subdivision. <br /> FIRE PROTECTION: The County of San Joaquin Bureau of Fire Prevention advises <br /> as follows: <br /> The subdivision is located within the Tracy Rural Fire Protection District, 22284 <br /> 7th Street, Banta, California 95304. The nearest fire station is located at Byron <br /> and Grant Line Roads, approximately 2.5 miles response to the subdivision site. <br /> Protection provided on first alarm would be a 750 GPM pumper with one <br /> firefighter. On second alarm, an additional 1,000 GPM pumper and a 3,200 gallon <br /> water tender with two firefighters and eight volunteers. <br /> The site presently has an insurance service office (ISO) classification of Rural <br /> Class 8. <br /> SEWAGE DISPOSAL: Septic systems will be used for sewage disposal. <br /> SOIL CONDITIONS: A report on soil conditions is available at San Joaquin County <br /> Department of Public Works, 1810 East Hazelton Avenue, Stockton, California. <br /> WATER: County Service Area Number 35, San Joaquin County Department of <br /> Public Works. <br /> TELEPHONE: Pacific Bell. <br /> GAS: Pacific Gas and Electric Company. <br /> ELECTRICITY: Pacific Gas and Electric Company. <br /> ASSESSMENTS: This subdivision lies within the boundaries of County Service Area <br /> Number 35 and is subject to any taxes, assessments and obligations thereof. <br /> County Service Area Number 35 will provide water service to the subdivision. The <br /> County advises that each lot will be subject to a special assessment of this service <br /> area, estimated to be between $300.00 and $360.00 per year. The special <br /> assessment will be collected with property taxes. Lot purchasers will be <br /> responsible for payment of the special assessment. <br /> The subdivision also lies within the boundaries of the South Delta Water Agency <br /> District, and is subject to any taxes, assessments, and obligations thereof. The <br /> subdivider advises as follows: <br /> "The purpose of the South Delta Water Agency District is to enter into <br /> contracts with the State of California and the United States in order to <br /> insure a sufficiency of irrigation water within the District's boundary. <br /> Funds for the district are collected with the County's property taxes as an <br /> assessment, not as an ad valorem tax. The San Joaquin County Auditor's <br /> Office advises the current assessment for one acre of land or less is $1.38, <br /> and the assessment for more than one acre is $1.38 for each full acre and <br /> $1.38 for each fraction of an acre.
