Item No. 8
PC : 10-15-81
S-82-3/PUD-82-1
Page 3
- Use of septic tanks for sewage disposal in a high water table area will
create a threat of possible groundwater contamination or leachfield
failure.
- The name "Los Positas Way" has been used on a previously approved
Tentative Map. It should be changed to a unique name. "Los Padres"
should have separate names for each section.
- A fence along the West Side Irrigation District canal should be provided
to prevent accidents.
- Elevation of the roads to prevent flooding of the pavement will block the
natural drainage flow to the northeast. This may cause localized flood-
ing during severe storms.
DEVELOPMENT COMMITTEE ACTION
- On September 30, 1981, the Development Committee reviewed the project as
to its conformance with the statutes of the State and the ordinances of
the County.
- Action of the Committee was to forward the project to the Planning
Commission with a recommendation of approval subject to the following:
1. All improvements shall conform with the Improvement Standards and
Specifications of the County of San Joaquin.
All improvement plans and specifications must be approved by the
County of San Joaquin Department of Public works prior to approval
of the Final Map.
If improvements referred to herein are not completed prior to the
approval of the Final Map, the subdivider shall execute an agreement
with the County of San Joaquin, insuring the completion of improve-
ments within one (1) year after filing the Final Map.
Full street improvements in compliance with Section 1612 of Ordinance
2634 and Ordinance 672 shall be provided within the subdivision.
Von Sosten and Hansen Roads shall be fully improved on the subdivided
side in compliance with County standards.
The subdivider shall pay users fees for the utility services from
the time the improvements are accepted by the County to the end of
the fiscal year, or up to a one (1) year period, ayls, the case may be.
2 . a. Storm drainage shall be conveyed to a storm pond. Lot grading
and storm drainage improvements shall be part of the improvement
plans.
The drainage system shall meet the requirements of the County and
provide adequate drainage for the improvements (development) .
The acceptance or approval by the County of the drainage system
does not relieve the developer or his engineer of the responsi-
bility of providing an adequate drainage system.
