Item No. 2 <br /> D/C 2-17-82 <br /> 5-82-3 <br /> Page 3 <br /> The drainage system shall meet the requirements of the County and <br /> provide adequate drainage for the improvements (development) . The <br /> .acceptance or approval by the County of the drainage system does <br /> not relieve the developer or his engineer of the responsibility <br /> of providing an adequate drainage system. <br /> B. Sewage disposal system or methods shall conform to the requirements <br /> of the San Joaquin Local District and Ordinance 549. <br /> C. The storm drainage system shall be maintained and operated as <br /> necessary by a county Service Area. The County Service Area <br /> shall be formed prior to the consideration of the Final Map. <br /> 3) Public utility easements shall be as required by Pacific Gas and Electric <br /> company, Pacific Telephone & Telegraph Company, and all other public <br /> utilities. <br /> Underground utilities are required pursuant to Section 9-1730 of <br /> Ordinance 2634; location shall be as prescribed in Section 9-1732 of <br /> Ordinance 2634. <br /> 4) A six foot (6 ' ) safety, no-climb, fence shall be constructed along the <br /> West Side Irrigation District Canal to restrict access. The design <br /> to be approved by the Planning Department and the Department of Public <br /> Works. <br /> 5) The minimum net lot area shall be one (1) acre. <br /> 6) In lieu of conveyance of park land to the County, as prescribed in <br /> Section 9-1450 of Ordinance 2634, as amended, the developer shall <br /> contribute fees of equivalent value as defined in said section. <br /> 7) A Preliminary Soil Report, as prescribed in Section 9-1507 of Ordinance <br /> 2634, as amended, shall be required. <br /> 8) This map is approved for eighteen months . <br /> 9) Local Health District: Subject to requirements of Ordinance #549, <br /> including: <br /> A. Eight foot soil profile on lots 8, 18, 36, 42 and 52 . <br /> B. Percolation tests required on lots 1, 4, 7, 11, 14, 16, 20, 23, <br /> 25, 29, 32, 35, 39, 43, 45, 50, 52, 54 and 59. <br /> 10) Each lot fronting on Von Sosten and Hansen Roads shall contain an <br /> automobile turn-around or back-up area. <br /> RECOMMENDATION <br /> Review proposed method of storm drainage, water supply and sewage disposal, <br /> and make any necessary revisions to the recommended conditions. <br />
