CONDITIONS OF APPROVAL <br /> DELBERT BARROW <br /> MS-91-105 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval: <br /> a. The frontage improvements for the right-of-way to be offered <br /> for dedication on Ordinance Requirement "g" shall be <br /> constructed in conformance with the standards for one-half of <br /> a 50-foot right-of-way farm or estate subdivision street. The <br /> construction of the frontage improvements will be deferred, <br /> upon execution by the owner of a Deferred Frontage and Roadway <br /> Improvement Agreement with a deposit equivalent to their <br /> estimated construction costs prior to approval of the Parcel <br /> Map. (A $250. 00 fee currently is required for processing per <br /> Planning Title Section 9-10502 in addition to a copy of the <br /> Grant Deed, legal descriptions of Parcels #1 and 12 , and an <br /> estimate. The estimate and legal descriptions shall be <br /> prepared by a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Department of Public <br /> Works and submitted to the Department of Public Works for <br /> approval. As an option the Department of Pubic Works will <br /> prepare the drawing with estimate for an additional fee of <br /> $100. 00) . <br /> b. Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. <br /> C. All easements of record shall be shown on the Parcel Map. <br /> d. A non-exclusive access easement shall be granted over the area <br /> of right-of-way to be offered for dedication under Ordinance <br /> Requirements "f" and "g" below. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> e. A Parcel Map is required. <br />
