CONDITIONS OF APPROVAL DELBERT BARROW MS-91-105 Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval of the Parcel Map. 1. DEPARTMENT OF PUBLIC WORKS Conditions of Approval: a. The frontage improvements for the right-of-way to be offered for dedication on Ordinance Requirement "g" shall be constructed in conformance with the standards for one-half of a 50-foot right-of-way farm or estate subdivision street. The construction of the frontage improvements will be deferred, upon execution by the owner of a Deferred Frontage and Roadway Improvement Agreement with a deposit equivalent to their estimated construction costs prior to approval of the Parcel Map. (A $250. 00 fee currently is required for processing per Planning Title Section 9-10502 in addition to a copy of the Grant Deed, legal descriptions of Parcels #1 and 12 , and an estimate. The estimate and legal descriptions shall be prepared by a Registered Civil Engineer with a typical section drawing on a form to be supplied by the Department of Public Works and submitted to the Department of Public Works for approval. As an option the Department of Pubic Works will prepare the drawing with estimate for an additional fee of $100. 00) . b. Requirements for construction of improvements shall be noticed by a statement on the Parcel Map. C. All easements of record shall be shown on the Parcel Map. d. A non-exclusive access easement shall be granted over the area of right-of-way to be offered for dedication under Ordinance Requirements "f" and "g" below. ORDINANCE REQUIREMENTS: The Ordinance Requirements listed below have been identified as pertinent to this project. Other Ordinance Requirements may also apply.
