CONDITIONS OF APPROVAL <br /> MS-91-105 <br /> PAGE TWO <br /> f. The owner of APN 209-130-69 shall execute an Irrevocable Offer <br /> to Dedicate a twenty-five foot (251 ) wide right-of-way along <br /> the south property line of APN 209-130-69 . (A $200. 00 fee <br /> currently is required for processing per Planning Title <br /> Section 9-10502 in addition to a copy of the Grant Deed and a <br /> legal description of the parcel to-be offered for dedication) . <br /> g. The owner shall execute an Irrevocable Offer to Dedicate a <br /> twenty-five foot (251 ) wide right-of-way along the south and <br /> east property line of APN 209-130-70, with a 20 by 20 foot <br /> corner cutoff (snipe) at the corner. (A $200. 00 fee currently <br /> is required for processing per Planning Title Section 9-10502 <br /> in addition to a copy of the Grant Deed and a legal <br /> description of the parcels to be offered for dedication) . <br /> h. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the time <br /> of the building permit application. (The fee currently is <br /> $2 , 164 . 00 per single family dwelling unit in the Tracy area. <br /> The fee shall be automatically adjusted July 1 of each year <br /> by the Engineering Construction Cost Index as published by the <br /> Engineering News Record) . <br /> 2 . PUBLIC HEALTH SERVICES <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> a. A soil suitability study as required by Section 10100 of the <br /> San Joaquin County Development Code must be performed prior to <br /> recordation of the Parcel Map indicating that the area is <br /> suitable for septic tank usage. <br /> b. Construct an individual sewage disposal system on Parcel #2 <br /> under a permit and inspection by the Environmental Health <br /> Division at the time of development. <br /> C. Construction of an individual domestic water well on Parcel #2 <br /> under a well permit and inspection by the Environmental Health <br /> Division at the time of development. <br />
