Full street improvements in compliance with Section 9-1612 of <br />Ordinance 2634 and with Ordinance 672 shall be provided within <br />the Subdivision. Woodbridge Road shall be fully improved on the <br />subdivided side in compliance with County standards. Curbs, <br />gutters and sidewalks shall be provided throughout the subdivision. <br />3. Access to Woodbridge Road shall be restricted as described in <br />Section 9-1800 of Ordinance 2634. A fence shall be constructed <br />along said right of way. <br />4. Public sewer. ware Q+ pp-ly and storm-wabe-r--dra-i-sage-ey-stems shall <br />be provided thr ut_,_ <br />_oughot)_Ie_s•ubdivision. The Woodbridge Sanitary <br />Di c s all provide sewer services. <br />5. A term ni al drainage system shall be provided to meet the require- <br />ments of the County and to provide adequate drainage for the <br />improvements (development). <br />6. A public water system shall be provided conforming to the <br />requirements of the Local Health District _and _the Department of <br />Publi�wnrks, The system shall provide adequate water supply <br />and fire hydrants for fire protection in conformance with Section <br />9-1831 of Ordinance 2634 and the requirements of the County Fire <br />Warden and the Woodbridge Rural Fire District. <br />7. The public sewer system shall be constructed in conformance with <br />the requirements_ off_ -the Local _Health..District, the Department of <br />Public Works and the Woodbridge Sanitary District. <br />8. Easements for utilities shall be as required by P.G.&E., P.T.&T. <br />and all other public utiliti-es. The provisions of Section 9-1730 <br />of Ordinance 2634, as amended, requiring undergrounding of <br />utilities shall apply. <br />9. The minimum net lot area shall be 6,000 sq, ft. <br />10. A Preliminary Soil Report as prescribed in Section 9-1507 of <br />Ordinance 2634, as amended, shall be required. <br />11. This map is approved for 18 months. <br />12. The subdivider should agree to and shall pay users fees for the <br />utility services from the time the improvements are accepted by <br />the County to the end of the fiscal year, or up to a one (1) year <br />period as the.case may be. <br />13. The "lowland area" shall be shown as Parcel B on the Final Map. <br />A condition prohibiting construction or other obstruction of the <br />floodway shall be shown on the fins. map. Access <br />o Parcel B shall be included in this offer. <br />RECOMMENDATION AND FINDINGS <br />- Ratify the Negative Declaration. <br />- Recommend to the Board of Supervisors that the project (5-81-3) be <br />approved subject to conditions as recommended by the Development <br />Committee. <br />
