No <br />construction in nor obstruction of this floodway should be permitted. <br />- Because of frequent overflows, the lowland a— rea is not utilized. It <br />should be included in the Subdivision Map with a condition protecting <br />its channel capacity. <br />- It would be desireable to provide for future park land or open space <br />usage of the floodplain area. This would protect environmental values <br />until the area can be utilized in a way compatible with periodic <br />inundation. <br />- The tentative map does not show the correct alignment of the future <br />Benedict Road. The actual alignment is along the west line of this <br />property. Consideration should be given to the extension of Benedict <br />across Woodbridge Road. This would facilitate future development of <br />the land to the west. <br />- The large number of streets named some variation of "Meadow" could <br />cause confusion. It would be desireable to change these names to make <br />them more distinct. <br />- The proposed zone change conforms to the General Plan. <br />- It appears that the cul-de-sac at the end of "Riverview Court" could <br />be shortened. <br />- The Environmental Review Officer has prepared a Negative Declaration <br />based on an Initial Study of this project. <br />DEVELOPMENT COMMITTEE ACTION <br />- On January 14, 1981, the Development Committee reviewed the proposal, <br />as to its conformance with the statutes of the State and the Ordinances <br />of the County. <br />- Action of the Committee was to forward the project to the Planning <br />Commission with the recommendation to ratify the Negative Declaration <br />and approve the project subject to: <br />1. All improvements shall be in conformance with the Improvement <br />Standards and Specifications of the County of San Joaquin. All <br />improvement plans and specifications must be approved by the <br />County of San Joaquin Department of Public Works prior to approval <br />of the Final Map. <br />a. If improvements referred to herein are not completed prior to the <br />approval of the Final Map, the subdivider shall execute an agree- <br />ment with the County of San Joaquin insuring the completion of <br />improvements within one (1) year after the filing of the Final Map. <br />
