SPECIAL NOTES <br />1. THIS REPORT APPLIES ONLY TO LOTS 49 THRU 72, INCLUSIVE. <br />2. THIS INCREMENT IS PART OF A TOTAL PROJECT, WHICH IF DEVELOPED AS <br />PROPOSED, WILL CONSIST OF THREE (3) INCREMENTS AND CONTAINING <br />104 LOTS WITHIN THE OVERALL PROJECTED DEVELOPMENT. <br />3. IF YOU PURCHASE FIVE OR MORE SUBDIVISION INTERESTS (LOTS) FROM <br />THE SUBDIVIDER, HE/SHE IS REQUIRED TO NOTIFY THE REAL ESTATE <br />COMMISSIONER OF THE SALE. IF YOU INTEND TO SELL YOUR INTERESTS <br />OR LEASE THEM FOR MORE THAN ONE YEAR, YOU ARE REQUIRED TO OBTAIN <br />AN AMENDED SUBDIVISION PUBLIC REPORT BEFORE YOU CAN OFFER THEM <br />FOR SALE OR LEASE. <br />LOCATION AND SIZE: This subdivision contains 24 lots on 7.222 acres <br />in San Joaquin County on Woodbridge Road approximately three (3) <br />miles from Lodi. <br />MINERAL RIGHTS: You will not own the mineral, oil and gas rights <br />under your land. The right to surface entry to extract minerals has <br />been waived by the owner of these rights. <br />EASEMENTS: Easements for utilities, drainage, rights of way, <br />building setbacks, and other purposes are shown on the Title Report <br />and Subdivision Map recorded in the Office of the San Joaquin County <br />Recorder, Book 27 of Maps and Plats, Page 11. <br />The Title Report shows that the subdivision is subject to: <br />The fact that the owners of said land have no rights of ingress to <br />or egress from Woodbridge Road, except the public right to travel on <br />same. Said rights having been relinquished by the dedication pro- <br />visions on the Map of said Tract Number 1913, River Meadows, Unit <br />Number 2. Said land, however, abuts on a public street, other than <br />the one referred to above, over which rights of access have not been <br />relinquished. (Affects Lots 49-54, inclusive; and Lot 72.) <br />RESTRICTIONS: This subdivision is subject to Restrictions recorded <br />in the Office of the San Joaquin County Recorder, as Instrument <br />Number 84077626, which include, among other provisions, the <br />following: <br />Each property owner of Lots 64-68, inclusive, adjacent to the flood - <br />way or lowlands are required to erect or maintain a fence over the <br />rear portion of the property or lots. <br />FOR INFORMATION AS TO YOUR OBLIGATIONS AND RIGHTS, <br />YOU SHOULD READ THE RESTRICTIONS.
