USES AND ZONING: The zoning to the north of the subdivision is <br />zone -PA" (Protected Agricultural District); zoning to the east <br />is zoned either "GA" (General Agricultural Zone) and "EA" (Exclusive <br />Agricultural); and zoning to the south and west is "GA" (General <br />Agricultural). <br />HAZARDS: The following hazards exist within or nearby this <br />development: <br />The Mokelumne River is approximately 500 feet north of the <br />subdivision. <br />FIRE PROTECTION: The Woodbridge Rural County Fire Protection <br />District advises as follows: <br />The nearest fire station is approximately 0.3 of a mile from the <br />subdivision. The Woodbridge Fire District has a staff of 15 full <br />time paid fire fighters, reinforced by 15 volunteer on-call <br />personnel. <br />SHOPPING FACILITIES: Major shopping is located in Lodi, approxi- <br />mately 3 miles distant. <br />SEWAGE DISPOSAL: The Woodbridge Sanitary District advises as <br />follows: <br />A River Meadows resident will pay a fee for sewer service according <br />to the number of bedrooms in his house. The fee is also dependent <br />upon the cost of running the sewage disposal system which is figured <br />annually. <br />The fees will be added on to the property tax bill. If the house is <br />occupied after the tax rolls are closed, the fee is payable in <br />advance to the District through the escrow process. The escrow <br />officer should be so notified. <br />Since the district does not get a share of the property taxes or new <br />subdivisions, the fee will include, proportionally all the costs of <br />sewage disposal. <br />At the present time, 1984-1985, the rates are as follows: <br />2 bedrooms <br />$28.00 <br />per <br />year <br />3 bedrooms <br />35.00 <br />per <br />year <br />4 bedrooms <br />42.00 <br />per <br />year <br />5 bedrooms <br />49.00 <br />per <br />year. <br />SOILS: The information concerning soil conditions is available at <br />San Joaquin County Planning Department, 1810 East Hazelton Avenue, <br />Stockton, California 95205. <br />Page 3 of 5 File No. 023005SA-F00 <br />
