The frontage improvements for Peltier Road and future Buck Road shall be constructed in <br /> conformance with the standards for one-half of a fifty-foot right-of-way Rural Road. The <br /> construction of the frontage improvements will be deferred, upon execution by the owner of a <br /> Deferred Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to their estimated construction <br /> costs prior to approval of the Parcel Map. (A $260.00 fee currently is required for processing <br /> per Development Title Table 9-240.2 in addition to a copy of the Grant Deed, legal descriptions <br /> of Parcels 1 and 2 and an estimate. The estimate and legal descriptions shall be prepared by <br /> a Registered Civil Engineer with a typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to the Department of Public Works for approval. <br /> As an option, the Department of Public Works will prepare the drawing with estimate for an <br /> additional fee of$115.00.) <br /> (Development Title Section 9-1150.2(d)(3)) <br /> 5. Prior to recording the Final Parcel Map, either a flood study shall be conducted and submitted to <br /> the San Joaquin County Department of Public Works for review which defines the limits of <br /> flooding and the 100-year flood elevation for Gill Creek or a note shall be added to the F=inal <br /> Parcel Map which specifies that all habitable structures shall be elevated 2 feet above the highest <br /> grade adjacent to the structure. (Flood Control) <br /> 8. Drainage from each Parcel shall be retained on-site by a retention basin(18-inch maximum <br /> depth) and shall be noticed by a statement on the Parcel Map. The volume of on-site <br /> drainage required shall be specified for each parcel on the Parcel Map. <br /> (Development Title Section 9-1135.9) <br /> 9. A Drainage Easement shall be provided along the south lines of Parcel 1 and Designated <br /> Remainder, and north lines of Parcels 2 and 3.
