Item No. 4 <br /> PC: 7-2-87 <br /> SU-87-20 <br /> Page 1 <br /> RECOMMENDATION <br /> The Planning Division recommends that the Planning Commission: <br /> 1 . Approve a Negative Declaration and direct the Clerk to file a <br /> Notice of Determination; and <br /> 2 . Approve Major Subdivision Application No . SU-87-20 based upon <br /> the staff report findings and subject to the recommended con- <br /> ditions of approval . <br /> FINDINGS <br /> 1 . "The proposed map is consistent with applicable General and <br /> Specific Plans. " <br /> This finding can be made. The proposed lot sizes conform <br /> to the density standard of the Rural Residential designa- <br /> tion. Access is to be provided for each lot by frontage on <br /> a public, maintained road. With the recommended Conditions <br /> of Approval , adequate services will be provided for sewage <br /> disposal , water supply, and storm drainage. A Specific <br /> Plan has not been adopted for the project site. <br /> 2 . "The design or improvement of the proposed division is con- <br /> sistent with applicable General and Specific Plans . " <br /> ° This finding can be made . Adequate public-road access will <br /> be provided for the subdivision design. <br /> 3 . "This site is physically suitable for the type of <br /> development . " <br /> ° This finding can be made. Adequate services are to be pro- <br /> vided for sewage disposal , water supply, and storm <br /> drainage. Lot sizes are large enough to support individual <br /> septic tank/leach field systems . Building pads will be <br /> elevated to provide 100-year flood protection for future <br /> residences. <br /> 4. "The site is physically suitable for the proposed density of <br /> development . " <br /> This finding can be made . 1 . 5-acre lots are large enough <br /> to accommodate the proposed density of development , one <br /> residence per lot . The site is suitable for road and ser- <br /> vice facilities necessary to support the proposed density <br /> of devlelopment . <br />
