Item No. 4 <br /> PC: 7-2-87 <br /> SU-87-20 <br /> Page 7 <br /> Police and Fire Protection: <br /> Police services are provided by the County Sheriff-Coroner. <br /> Fire protection is provided through the Waterloo-Morada Fire <br /> District. The proposed water system must provide for adequate <br /> fire protection, as determined by the County Fire Warden and <br /> the Waterloo-Morada Fire District. <br /> Schools: <br /> The project site is located within the Lodi Unified School <br /> District . The development of each lot will require payment of <br /> a development fee to the District . The fee will be collected <br /> prior to the issuance of a building permit . <br /> Parks• <br /> The Planning Title requires the payment of park fees in lieu of <br /> land dedication. Arrangements for the payment of in-lieu fees <br /> must be approved by County Counsel prior to the filing of the <br /> final map. <br /> Utilities: <br /> Subdivision easements must be provided for electricity, gas, <br /> telephone, and cable television services. The Pacific Gas and <br /> Electric Company requests that 10-foot-wide easements be dedi- <br /> cated along all street frontages and that a 5-foot-wide <br /> overhang easement be provided along the east property line of <br /> Lots 6 and 7 . Easements for all utility companies should be <br /> placed within the routes recommended by PG&E. <br /> Pacific Gas and Electric Company requests that leach field <br /> areas be located outside of the public utility easements. The <br /> tentative map indicates that the leach field for Lot 6 is <br /> located approximately seven feet from each property line. This <br /> location appears to satisfy the PG&E concern. <br /> HAZARDS/CONSTRAINTS: <br /> Flooding: <br /> The project site is located within the 100-Year Flood Fringe. <br /> Under the Planning Title, new residences must be constructed at <br /> least one foot above the elevation of a 100-Year Flood. The <br /> 100-Year Flood depth at the project site is approximately one <br /> foot ; therefore, some fill will be necessary in order to ele- <br /> vate future residences as required by the Planning Title. <br />
