Item No. 4
PC: 7-2-87
SU-87-20
Page 7
Police and Fire Protection:
Police services are provided by the County Sheriff-Coroner.
Fire protection is provided through the Waterloo-Morada Fire
District. The proposed water system must provide for adequate
fire protection, as determined by the County Fire Warden and
the Waterloo-Morada Fire District.
Schools:
The project site is located within the Lodi Unified School
District . The development of each lot will require payment of
a development fee to the District . The fee will be collected
prior to the issuance of a building permit .
Parks•
The Planning Title requires the payment of park fees in lieu of
land dedication. Arrangements for the payment of in-lieu fees
must be approved by County Counsel prior to the filing of the
final map.
Utilities:
Subdivision easements must be provided for electricity, gas,
telephone, and cable television services. The Pacific Gas and
Electric Company requests that 10-foot-wide easements be dedi-
cated along all street frontages and that a 5-foot-wide
overhang easement be provided along the east property line of
Lots 6 and 7 . Easements for all utility companies should be
placed within the routes recommended by PG&E.
Pacific Gas and Electric Company requests that leach field
areas be located outside of the public utility easements. The
tentative map indicates that the leach field for Lot 6 is
located approximately seven feet from each property line. This
location appears to satisfy the PG&E concern.
HAZARDS/CONSTRAINTS:
Flooding:
The project site is located within the 100-Year Flood Fringe.
Under the Planning Title, new residences must be constructed at
least one foot above the elevation of a 100-Year Flood. The
100-Year Flood depth at the project site is approximately one
foot ; therefore, some fill will be necessary in order to ele-
vate future residences as required by the Planning Title.
