The <br /> proposed street and cul-de-sac design makes it impractical to <br /> establish an alternative access route without looping the new <br /> road so that it connects to Hildreth Lane at two points. This <br /> modification would require a reduction in the number of sub- <br /> division lots. E <br /> The subidivision design complies with the Planning Title <br /> requirement that new lots be provided frontage on a public, <br /> maintained road. <br /> FACILITIES/SERVICES: <br /> Sewage Disposal : <br /> Each lot will be provided sewage disposal service by a private <br /> septic tank/leach field system. The tentative map designates a <br /> 12,000-square-foot leach field area on each lot . Actual sewage <br /> disposal locations and areas will be determined by the Local <br /> Health District based upon percolation test results and <br /> Improvement Plan review. <br /> Water Supply: <br /> The applicant's water supply proposal is inconsistent with the <br /> recommendation of the Department of Public Works . <br /> The applicant proposes to install an individual well on each <br /> lot in the subdivision. The Department of Public Works recom- <br /> mends the installation of a public water supply system to be <br /> connected to the existing Morada Acres No. 2 water system. <br /> Under the applicant 's proposal , there would be two adjacent <br /> public water systems, each served by a single well. Public <br /> Works' recommendation would allow for the creation of a single <br /> public water system served by two wells. The applicant 's <br /> objection to Public Works proposal is based on the estimated <br /> cost of improvements that will be necessary for the existing <br /> Morada Acres Number 2 system, which now serves approximately 30 <br /> residences. <br /> Storm Drainage: <br /> The applicant intends to construct a terminal line for storm <br /> drainage. The Department of Public Works recommends that the <br /> terminal line be extended west along Hildreth Lane to the <br /> existing facilities of County Service Area No. 36. Annexation <br /> to CSA No. 36 should be required for operation and maintenance <br /> of the drainage facilities. <br />
