Item No. 4 <br /> PC: 7-2-87 <br /> SU-87-20 <br /> Page 9 <br /> CONDITIONS OF APPROVAL <br /> All conditions shall be met prior to the approval of the Final <br /> Map unless stated otherwise. If a Final Map is not filed, the <br /> approved Tentative Mapshall expire three years from the effec- <br /> tive date of application approval, July 14, 1990. <br /> 1 . Department of Public Works: <br /> a. All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the County of <br /> San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department <br /> of Public Works prior to approval of the Final Map. <br /> b. If improvements referred to herein are not completed prior <br /> to the approval of the Final Map, the subdivider shall <br /> execute an Agreement with the County of San Joaquin which <br /> will ensure the completion of improvements within one ( 1 ) <br /> year after filing the Final Map. <br /> c. The subdivider should agree to and shall pay user's fees <br /> for the utility services from the time the improvements <br /> are accepted by the County to the end of the fiscal year, <br /> or up to a one ( 1) year period, as the case may be. <br /> d. The interior street shall be dedicated and constructed to <br /> public road standards of a 60-foot farm and estate road. <br /> e. Hildreth Lane shall be dedicated and improved on the sub- <br /> divided side to County standards of a 60-foot right-of-way <br /> road which requires pavement widening to 20 feet from the <br /> right-of-way centerline. The Hildreth Lane improvements <br /> may be deferred at the discretion of the Department of <br /> Public Works, in which case the owner shall enter into a <br /> Deferred Improvement Agreement with the County. <br /> OA public domestic water supply and distribution system is <br /> required. The well system shall include, but not be <br /> limited to, a well, a pressure tank, auxiliary power, a <br /> chlorinator, and a desander. The water system shall <br /> interconnect to the Morada Acres No. 2 water system and <br /> shall annex to the Morada Acres Maintenance District prior <br /> to approval of the Final Map. <br /> g. Fire protection shall be in conformance with the require- <br /> ments of the County Fire Warden and the Waterloo-Morada <br /> Fire District. <br />
