PC : 10-15-87 <br /> SU-88-1 <br /> Traffic Circulation: <br /> Access to the subdivision would be by French Camp Road, with <br /> internal circulation provided by Loduca Way and Junction Court . <br /> Junction Court is a cul-de-sac , approximately 800 feet in <br /> length. However , the Department of Public Works is requiring <br /> that Junction Court to the east boundary of the subdivision be <br /> reserved for emergency access and a future 50-foot right-of-way <br /> street . Parcels to the south of the project will have access <br /> to French Camp Road by way of the existing easement along the <br /> railroad tracks. <br /> French Camp Road is a busy major collector , with an increaQe in <br /> activity during peak agricultural seasons. The addition of <br /> nine residences to the area would slightly increase the <br /> congestion on French Camp Road. The Department of Public Works <br /> Is requiring a dedication and improvement of French Camp Road <br /> on the subdivision side in conformance with an 84-foot right-of- <br /> way. Direct access to French Camp Road from Lots 1 and 6 shall <br /> be restricted. <br /> FACILITIES/SERVICES : <br /> The parcels of the subdivision shall be served by private wells <br /> and septic systems . Storm drainage shall be contained on the <br /> site . The Pacific Gas and Electric Company will serve the sub- <br /> division and is requesting a 10-foot-wide public utility easement <br /> on all street frontages within the subdivision. <br /> It should be noted that the South San Joaquin Irrigation District <br /> owns , operates, and maintains facilities within the proposed <br /> development . The District ' s concerns and requirements shall be <br /> covered under the Conditions of Approval. <br /> ENVIRONMENTAL CONSIDERATIONS : <br /> An Initial Study for this project was prepared on September 2 , <br /> 1987 . Any possibly significant effects will be reduced to a less <br /> than significant level by conditions of approval. On the basis of <br /> the Initial Study, a Negative Declaration was prepared. <br /> -13- <br />
